Property Investment Case Study: British Virgin Islands (TPI-VI-002)

Introduction:

Real estate investments can provide investors with the following advantages:
Cash Flow
Cash flow alone can provide a rate of return on equity that is superior to
other investment alternatives.
Capital Appreciation
There are good opportunities for capital appreciation of land and improved
property in addition to inflation gains.
Equity Buildup
A method of forced savings while owning real estate.
Security Of Capital
Unlike stocks and bonds, real estate provides investors with a certain security
since it is highly unlikely that real estate will ever become valueless, or
depreciate in value.
Balancing Investment Portfolios
Diversifying risk among various investments can serve to preserve principal
as well as income.
Opportunity for High Returns
Investors who obtain desirable locations can derive above average return on
their investment.

Virgin Gorda is a favorite among vacationers and real estate investors; and
was also recently voted (by Caribbean Travel and Life Magazine)
as best island destination.

Location:

Spansh Town (Virgin Gorda)
Is the second largest, and perhaps more important part of Virgin Gorda.
It was also the original capital of the British Virgin Islands, having been the first Spanish settlement; (hence the name, Spanish Town).
Savannah Bay & Pond Bay beaches
are to the immidiate right in the photo.

Spanish Town is on the Western end.
Virgin Gorda is comprised of two settlements mainly; North Sound on the north eastern
end, and the Valley or Spanish Town on the south western end.
Virgin Gorda is a favorite among vacationers and visitors alike to the British Virgin Islands.Whether cruising through the islands, sailing and scuba diving, or just land lobbing, all roads lead to the BATHS, (a boulder-seapool formation on Virgin Gorda's north western end. These gigantic rock formation (many larger than hugh buildings), are simply awe inspiring and awesome to behold.
With it's tiny population of a mere 2500 or slightly more, an abundance of natural beauty
and tranquility, Virgin Gorda, can best be described as laid back.
Promoted during the 1960s by wealthy investors who built luxurious resorts such a Little
Dix Bay, and more recently resorts such as Biras Creek Resort, The Bitter End Resort & Marina and Necker Island Resort (owned by the well known Richard Branson), the island continues to grow into it's own, as a premier Caribbean vacation destination.

It is no wonder that the island is receiving it's share of real estate investors who are seeing vacation rental as a lucrative investment option.
