Emily Aklan of Property Psychology offers some top property investment tips for buyers embarking upon a property viewing trip:
- Viewing tours or ‘inspection trips’, be they subsidised or not, are offered by most reputable overseas property agents. It is good practice to visit the area you intend to buy in before making any sort of financial commitment.
- When booking a trip it is important to ascertain the conditions of the trip i.e. what does the itinerary consist of, are we going to have time to explore the location by ourselves or are we going to be accompanied 24/7?
- Before you embark upon a trip set yourself clear objectives. Why are you going out? To just view the area or are you prepared to pay a deposit if the property is right for you? Be aware of “hard sell tactics”. In my experience some agents and developers use inspection trips as an opportunity to pressure sell properties to buyers. Make your intentions clear to the guide and speak up if you feel pressured at all.
- Ask questions. This is your chance to find out about the local area; what schooling, medical facilities, public transport services and amenities are nearby? Also remember to ask questions about the property, especially if it is a resale or in need of renovation; are the utilities connected? Are the deeds/land ownership titles in place? Will there be any future development around the property? Don’t just fall in love with the aesthetics of a property; be sure to examine the structure of your potential new home.
- A typical viewing tour should not be more than 3 or 4 days long. You are usually accompanied from the airport to your hotel, shown around properties that fit your requirements, explore the area and then a question and answer session. Some viewing trips are paid for upfront by the buyer and then refunded when a sale is made. Make sure this fact is not overlooked when you sign along the dotted line.
- Finally, look after yourself. Walking around properties in often hot and humid conditions can tire you out. Make sure you drink plenty of water, wear sunscreen and remember to bring those comfy shoes!
